This small (974 sf) was on a large lot in a nice neighborhood close to good schools. The young family saw it as the right place to raise children but wanted some additional living space, a more aesthetically pleasing design, and improved street appeal.
Other than a new fireplace mantle and a door into the new family room, the existing interior was left almost entirely in tact.
The hip roof and masonry fireplace were both sagging and needed to be removed. The new gable roof system was placed over the existing joists without damaging the nicely coved plaster ceiling. The fireplace was replaced with an EPA approved zero clearance unit with a wood and slate tile mantle/hearth. The lower level of the addition serves as dining room and family room. The upper level contains two bedrooms and a bathroom. New stucco and multiple gables and an enlarged front porch have transformed the dumpy little bungalow into a strikingly attractive structure. The two story addition along with the attached garage should provide the required living space and workshop space to engage this growing family for years to come.
